The Mountain Fire took my house. Too late?
No. That rebuild is still open ground, and the county propped two doors open.
The 2024 fire near Balcom Canyon ran to 19,904 acres and destroyed 243 structures, most on unincorporated land. The county dropped the zoning-clearance step for fire rebuilds, so the application goes straight into Building and Safety.
What order does a Ventura County rebuild follow?
Rough work first, finish work second, because an inspector sees the middle.
A house from the sixties has one gate ahead of it. Nothing comes down until the lab answers on the old material. Past that, cut framing goes back, then wiring and ducting are left visible for the city.
Who files the permit, and how long?
We do, in whichever of eleven jurisdictions your house sits in. Ten working days to nine weeks.
Plan check is the desk where drawings wait for approval. It is the stretch nobody warns you about. The eleven counters do not behave alike. Camarillo stopped taking paper plans, so its queue runs differently.
Why is the rebuild one closed price?
Because a rebuild sold by the hour is not a legal contract in California.
State law needs a Contract Price heading with the amount in dollars, covering labor and materials together. So the construction half reaches you as one number, agreed before anybody picks up a tool.
Insurance says one year. The whole story?
Not necessarily. After a declared emergency the floor is three years.
The insurance code fixes how long you have to collect full replacement cost. Ordinarily twelve months. Where the loss relates to a declared emergency it is not less than thirty-six, with six-month extensions for permit delays.
How do I check a Ventura County rebuild contractor?
Two things, both checkable from your phone in a minute.
First, the license number, which California requires in every contract and advertisement. Ours are CSLB #1131134 and IICRC #70194273. Second, what that number is allowed to cover, because not every builder’s license reaches every part of a rebuild.
